Builder’s risk questions
Who buys builder’s risk, the owner or the contractor?
Either one. The contract usually says who. Read that section before you bid.
When does it end?
Usually when the building is finished, occupied or sold, or when the policy term ends. Then regular property coverage takes over.
Does it cover theft of materials?
Often yes, for materials on site, with conditions like fencing or locked storage. Oscar will point out the conditions in your policy.
